Punta Mita Rental Questions

WHAT IS INCLUDED IN THE NIGHTLY PRICE IN THIS PUNTA MITA CONDO?

HOW DO I SELECT THE FOOD I'D LIKE YOUR CHEF TO PREPARE DURING MY VISIT TO HACIENDA DE MITA #101?

The nightly rate includes all fees, including the housekeeper and meal preparation. The concierge will present you with a grocery receipt for the groceries they purchase for your meals that the housekeeper prepares for you, and you will pay them directly. There are no additional cleaning fees or other charges. The housekeeper works Monday-Friday 9-4, Saturday 9-1 and has Sunday off. The concierge team can arrange for a chef to cook for you on Sundays or for dinner, at an additional expense. 

A few weeks before your trip, our concierge will contact you with available menu options. You'll be able to plan out your two daily meals and snacks, plus advise about any allergies or other special needs. Most guests select breakfast and lunch, but the housekeeper can also prepare a dinner instead and have it waiting in the refrigerator in case you plan to be out all day.

The condos in HDM are each privately owned, decorated and managed. They vary greatly in included amenities, maintenance, and location. There are only 8 units on the ground floor that are beach front. Being this close to the ocean is really unique. We've been able to watch our group surf and paddle board from our patio, or relax outside while a baby naps. Families with small children have noted that not having to climb stairs with pool gear is helpful to them.

WHAT OTHER COSTS & RESORT FEES SHOULD I EXPECT? 

Our concierge offers a variety of services to guests. Most guests have them do grocery shopping for them, so that the pantry is full on arrival day. The concierge charges a fee for this service, ranging from $40-60 USD, depending on total grocery bill. At the end of the week, they will present the grocery bill and ask for payment in cash. Other excursions and activities (like massages) also require cash payment to the concierge at the end of your stay. Note that groceries in Mexico have become very expensive as they've also been subject to supply chain issues, worker shortages and inflation. Often visitors are surprised at the food prices, both in grocery stores and at restaurants, so set expectations accordingly as you're planning your stay. 

 

As of January 2023, Punta Mita charges guests a daily food/drink minimum when visiting El Surf Club. Since April 2023, these rates are $50/day per adult and $25/day per child.  The other beach clubs, Hacienda Beach Club, Pacifico, Kupuri and Sufito, do not have any usage fees. In addition, there are daily fees to use the tennis/pickleball courts and the gym. Our concierge can help you determine current pricing and reservation requirements for these facilities.

We come to Punta Mita a few times a year, and are very familiar with the local area, as well as Puerto Vallarta in general. Many of our guests are repeat guests, and we love to have them return. IS THERE CONSTRUCTION PLANNED IN NEIGHBORING HACIENDA DE MITA CONDOS?

Hacienda de Mita HOA limits "major" remodeling projects to low season, which they define as June 1 to October 31. They have a number of rules that owners need to follow when starting a remodeling project, including taking measures to minimize noise, disruption and inconvenience to neighboring condos. Unfortunately, at this time (Fall 2024), owners are required to only give two weeks notice to neighboring condos before starting a remodeling project. In addition, owners are only required to notify condos within their own building, although neighboring buildings may hear construction noise. This makes planning around projects difficult, but we do our best to notify guests as soon as we are alerted to any projects. Note that any projects would not impact our views, pathway to the pools or the beach. Emergency repairs can be done at any time, and this does happen occasionally, but the HOA tries to minimize impact. Ask us for more information if you're concerned about construction/remodeling projects at the resort.

The Punta Mita beach club properties are all unique and accessible on our provided golf cart. Our Premier membership to the resort gives guests access to the clubs. Important: Resort rules limit number of guests!

Punta Mita resort limits number of guests for all condos of our size in Hacienda de Mita to 8 guests maximum. They include small infants in this count, and impose large fines to guests who break this rule. If your party is more than 8 people, please contact us for suggestions on renting a second condo close to ours. We have relationships with many of our neighbors and frequently help arrange accommodations for groups!
